  • Secondly, the term ‘disbursements’ refers to costs related to your matter that third parties must be paid, such as Land Registry fees. Additionally, we manage the payment of these disbursements on your behalf to ensure a smoother process.
  • Thirdly, for property purchases, the charges include Stamp Duty Land Tax.

Additionally, please note that VAT will be applied at the current rate of 20%.

Additional Charges on a Residential Sale
  • £150+VAT if the property is leasehold.
  • £100+VAT for a Statutory Declaration/Arranging bespoke insurance.

  • £30+VAT for each FASTER/CHAPS transfer.
  • £20+VAT for the Land Registry and Compliance charge (this may increase if you need additional Land Registry searches).

Management Packs

Sometimes, management packs are necessary for leasehold properties or houses on estates. Specifically, they are obtained from managing agents or the management company. Typically, their fee is about £300, which varies.

We estimate the charges for an average residential purchase search at about £250-350, including VAT. Initially, we require £360.00 on account to cover these search costs. These costs are additional to conveyancing fee of solicitor.

Value Added Tax (VAT):

Our conveyancing fee include VAT. Additionally, if a third party is VAT-registered, their fee also includes VAT. Currently, the VAT rate stands at 20% of the quoted fee.

Disbursements

Disbursements are third-party costs related to your matter, such as search fees. Additionally, we manage these payments to promote a smoother process. Importantly, some disbursements are detailed in the property’s individual lease. Furthermore, we have listed the anticipated disbursements separately. However, this list is not exhaustive. Specifically, other disbursements, such as the conveyancing fee, may arise depending on the lease term. Finally, upon reviewing the lease from the seller’s solicitors, we will update you on the specific fees.

Stamp Duty Land Tax

The cost hinges on your property’s purchase price. Consequently, you can determine the required payment using HMRC’s website. Alternatively, if the property is in Wales, consult the Welsh Revenue Authority’s website.

Moreover, the final quote (conveyancing fee) will reflect the property’s value and transaction complexity. Additionally, we caution that unforeseen changes by others may occur. Therefore, we cannot identify these until we receive instructions and conduct inquiries. Lastly, we will notify you promptly of any extra charges, such as acquiring a management pack from the freeholder when selling a leasehold property.
