Our conveyancing team at Dawn Solicitors is very experienced and is headed by a director in the company
 
Our charges are made up of:
 
1. our fees for the legal work.
2. ‘disbursements’ – disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process; and
3. for property purchases, Stamp Duty Land Tax (see below).
 
Where VAT is referred to below, please note that this will be charged at the applicable rate, which is currently 20%.

In addition to our professional fee, following disbursements are normally applicable to property transactions:
 
The ‘disbursements’ which you pay will depend upon whether you are buying or selling property or both, whether you are buying a freehold or leasehold property and the location and type of property concerned. Properties in certain locations for example need more searches and checks than others.

Our fee for Transfer of Equity

£500 + VAT (charged at the applicable rate, which is currently 20%).

Our fee assumes that:

1. this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
2. this is the assignment of an existing lease and is not the grant of a new lease
3. the transaction is concluded in a timely manner and no unforeseen complication arise
4. all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
5. no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

How long will my house sale / purchase take?

How long it will take from your offer being accepted to completion will depend on a number of factors. The average process takes between 8 and 12 weeks.

 

It can be quicker or slower, depending on the parties in the ‘chain’. For example, if you are a first-time buyer, purchasing a new build property with a mortgage in principle and the transaction goes smoothly it could take as little as 6 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 3 and 6 months. In such, a situation additional charges would apply.

Road Traffic Offences

We deal with a range of Road Traffic Offences including Driving whilst Disqualified, Drink Driving, Speeding, Failing to Stop, Failing to provide Specimen, Driving without insurance, Dangerous and Careless Driving etc.
 
Our fee in relation to Road Traffic Offences is charged at either Hourly Rate or Fixed Fee basis.

Our Hourly Rates are as follows:

Partner: £250.00

 

Solicitors with more than 3 years’ experience: £200.00

Solicitors with less than 3 years’ experience: £160.00

Trainee Solicitor: £120.00

How long will my matter take?

This depends on a number of factors including whether you enter into a guilty plea or a not guilty plea.

Our overall fees vary depending upon how complex your case is and what you would like us to do. Uncontested Probate- Full administration

 
Standard probate work: applying for a ‘Grant of Probate’ and Collecting and Distributing Assets in a ‘simple’ matter.
 
This is the most common type of probate work which we deal with, namely where someone has passed away leaving a will which is not disputed. Our standard charges for an Uncontested Probate matter start from £1,200.00 plus VAT or range between 1.5% to 3.5% of the gross value of the estate, depending on the complexity of the matter.

Contested Probate

Our fee for Contested Probate depends on the basis of time spent on the matter.

Our hourly rates are as follows:

Partner: £250 plus VAT

 

Solicitor: £200 plus VAT (with over 3 years of experience)

Solicitor: £160.00 plus VAT (3 years’ experience or less)

Trainee Solicitor: £120 plus VAT

 
Please note our fees may vary depending on:
 
1. The size of the estate and assets
2. Whether there is a valid Will
3. The complexity of the Will
4. Involvement of any trusts

Disbursements

Disbursements are payments that we make to third parties on your behalf. These are separate payments for which the estate is liable in addition to our costs as described above.
 
In addition to our professional charges, the following disbursements may be payable:
1. Probate Fees: £155 plus £1.50p per copy of the Grant
2. Valuation fees (such as, valuation of the property and chattels etc)
3. Office copies- Usually £3 per office copy but dependent on number of properties
4. Land Registry Fees- dependent on value of the property
5. Statutory notices, for example, notices in The London Gazette and local newspapers etc.
 
Additional disbursements may be applicable depending on the specific nature of your case.

How long will my case take?

This depends on the complexity of your matter and whether the probate is contested uncontested. On average, an uncontested probate matter can take up to 6 months from the time of your instructions to completion.

Family Law

Divorce/ Annulment of marriages

Our fee for dealing with divorce/ annulment matters is charged on either a fixed fee or hourly rate basis.

 

Our fee for dealing with an Uncontested Divorce/ annulment of marriage is as follows and where VAT is referred to below please note that this will be charged at the applicable rate, which is currently 20%.

  • Acting for the Petitioner- Starting from £950.00 plus VAT, depending on complexity of the matter
  • Acting for the Respondent- Starting from £750.00 plus VAT, depending on complexity of the matter
 
Our fee for dealing with a Contested Divorce/ annulment is charged on the basis of our time spent on the matter.

Our hourly rates are as follows:

Partner: £250.00 plus VAT

 

Solicitor: £200.00 plus VAT (with over 3 years of experience)

Solicitor: £160.00 plus VAT (3 years’ experience or less)

Trainee Solicitor: £120.00 plus VAT

 
In addition to the above, you will be paying the disbursements such as court fees and travelling expenses where applicable.

Financial Relief Matters

Our fee for dealing with financial relief matters is charged on the basis of time spent on your matter.

Our hourly rates are as follows:

Partner: £250.00 plus VAT

 

Solicitor: £200.00 plus VAT (with over 3 years of experience)

Solicitor: £160.00 plus VAT (3 years’ experience or less)

Trainee Solicitor: £120.00 plus VAT

Children Matters

Our fee for all children related matters is charged on the basis of time spent on your matter.
