Title separation divides the legal title of property or land into separate parts. For example, you might choose to create individual leasehold titles for each flat in a block, so each unit has its own registration. Alternatively, you may decide to split off part of your garden; then, you can sell it as a building plot. After you complete the split, you register each new title separately at the Land Registry. Because lenders and buyers often require separate titles, splitting a property frequently unlocks new development potential and, in addition, enables future sales.
